Nu syns ocks\u00e5 tecknen p\u00e5 att den traditionella fastighetsbranschen l\u00e5ngsamt b\u00f6rjar f\u00f6r\u00e4ndras. F\u00f6r \u201dcoworking\u201d fanns inte. Det var f\u00f6rst sex \u00e5r senare som det blev ett begrepp borta i USA.<br><br><strong>F\u00f6r oss som inte var med 1999, vill du ber\u00e4tta om hur allt startade?<\/strong><br>\u2013 Absolut! Jag hade tidigare grundat reklambyr\u00e5n Garbergs. D\u00e4r jobbade vi i \u00f6ppna ytor i en v\u00e4ldigt kreativ milj\u00f6. Sen b\u00f6rjade jag b\u00f6rjade driva eget, och hamnade p\u00e5 kontorshotell med l\u00e5nga rader av fyrkantiga, sm\u00e5 rum. Och jag k\u00e4nde bara: \u201cShit, vad d\u00e5ligt!\u201d\u202f<br><br>\u2013 Det var i slutet av nittiotalet och jag och Lars Ryd\u00e9n hade en del projekt ihop. Han jobbade i fastighetsbranschen, men k\u00e4nde en hatk\u00e4rlek till den. Han tyckte att det var en massa gubbar i slips som t\u00e4nkte p\u00e5 \u201dyielden\u201d.<br><br>\u2013 Jag sj\u00e4lv kom fr\u00e5n marknadsf\u00f6ringssidan med ett tydligt kundperspektiv, och tyckte att fastighetsbranschen var den tr\u00f6gaste bransch som fanns\u2026<br><br>\u2013 Vi ville f\u00f6r\u00e4ndra! S\u00e5 vi b\u00f6rjade skissa p\u00e5 hur kontor borde se ut i framtiden.<br><br>\u2013 Som enmansf\u00f6retagare hade vi behov av att sitta med andra. Vi beh\u00f6vde tr\u00e4ffas, ha lite m\u00f6ten och sp\u00e5na id\u00e9er med varandra. Sen t\u00e4nkte jag att det vore kul om ocks\u00e5 andra, som inte jobbar med mig, ocks\u00e5 satt p\u00e5 samma st\u00e4lle. F\u00f6r att f\u00e5 id\u00e9er, inspiration, kontaktn\u00e4t, finansiering\u2026 S\u00e5 v\u00e4xte id\u00e9n. Det \u00e4r ju s\u00e5 man ska sitta om man \u00e4r ett litet f\u00f6retag!<br><br>\u2013 F\u00f6rst var det bara en id\u00e9 vi sp\u00e5nade p\u00e5. \u201dDet h\u00e4r vore kul.\u201d Men 1999 t\u00e4nkte vi: N\u00e4men, nu g\u00f6r vi det!<br><br><strong>Det m\u00e5ste ha varit raka motsatsen till hur kontor s\u00e5g ut d\u00e5?<\/strong><br>\u2013 Jo, exakt! \u00d6ppna landskap fanns inte. Det var bara korridor och rum, rum, rum, rum efter varandra. Jag fick s\u00e5n \u00e5ngest att sitta d\u00e4r p\u00e5 kontorshotellet, och det gjorde att jag b\u00f6rjade t\u00e4nka i nya banor.<br><br>\u2013 Jag ville ha ett kontor d\u00e4r man kunde utvecklas tillsammans, sitta tillsammans, g\u00e5 p\u00e5 f\u00f6rel\u00e4sningar tillsammans. Att du satt p\u00e5 ett kontorshotell och h\u00f6ll p\u00e5 att d\u00f6 i sj\u00e4len.<br><br>\u2013 Det \u00e4r ett v\u00e4ldigt starkt entrepren\u00f6rskap i att se ett problem p\u00e5 marknaden och skapa n\u00e5got b\u00e4ttre, forts\u00e4tter Emelie.<br><br>\u2013 Idag vilar United Spaces fortfarande p\u00e5 samma id\u00e9, \u00e4ven om mycket har f\u00f6r\u00e4ndrats. I b\u00f6rjan var det mer enmansf\u00f6retagare och \u201cgiggare\u201d som var kunderna. Idag kommer ocks\u00e5 st\u00f6rre bolag och vill sitta hos oss. De vill ha ett eget kontor, men ocks\u00e5 alla f\u00f6rdelarna som coworking ger. S\u00e5 idag har vi en kombination av b\u00e5de st\u00f6rre ocks\u00e5 mindre bolag hos oss.<br><br><strong>United Spaces startade som sagt 1999, vilket antagligen g\u00f6r det till v\u00e4rldens f\u00f6rsta coworking. Hur gick det d\u00e4r i b\u00f6rjan, fattade folk grejen med ert nya koncept?<\/strong><br>\u2013 Jo, det h\u00e4r var ju mitt under \u201ddot-com\u201d-yran, s\u00e5 just d\u00e5 startades massor av nya sm\u00e5bolag. M\u00e5nga var unga, 25-27 \u00e5r, och hade dr\u00f6mmar om att just deras grej skulle bli stor, men man visste ju inte! S\u00e5 att d\u00e5 teckna ett fem\u00e5rigt hyresavtal passade inte alls i deras situation. De ville ha flexibilitet och korta kontrakt, och det var ju exakt det vi erbj\u00f6d.<br><br><strong>S\u00e5 en v\u00e4ldigt bra tajmning d\u00e5?<\/strong><br>\u2013 Ja exakt, s\u00e4ger G\u00f6ran. Redan fr\u00e5n start fick vi kunder som fattade grejen. Men det som d\u00e4remot inte fanns, var en f\u00f6rst\u00e5else f\u00f6r fastighets\u00e4garna.<br>\u2013 Jag skulle kunna sitta en hela dag och ber\u00e4tta om alla dessa gubbar, i \u00e5ldern 25-80 \u00e5r, som har klappat mig p\u00e5 huvudet och sagt \u201cDet fattar du v\u00e4l att det h\u00e4r kommer aldrig att funka\u201d.<br><br>\u2013 \u201dDu vet, s\u00e5h\u00e4r \u00e4r det G\u00f6ran: Fastigheterna v\u00e4rderas efter hur l\u00e5nga hyreskontrakten \u00e4r, och hur h\u00f6ga hyrorna \u00e4r\u2026\u201d<br><br>\u2013 Och jag svarade: \u201cJag vet att det \u00e4r s\u00e5, men vi g\u00e5r in i en ny v\u00e4rld nu, i en era som kommer vara mycket mer styrd utifr\u00e5n kundernas efterfr\u00e5gan.\u201d<br><br>\u2013 D\u00e5 sa de alltid: \u201cVet du om att fastighetsbranschen \u00e4r v\u00e4rldens st\u00f6rsta bransch i kronor r\u00e4knat. De b\u00f6rjar bli desperata.<br><br>\u2013 Bara h\u00e4r om dagen l\u00e4ste jag att vakansgraderna \u00e4r h\u00f6gre \u00e4n vad man tidigare har trott, s\u00e5 nu kommer det som en slangbella i nacken p\u00e5 dem, f\u00f6r\u00e4ndringen som de v\u00e4grat att se under s\u00e5 m\u00e5nga \u00e5r.<br><br><strong>S\u00e5 vad kommer h\u00e4nda nu? \u00c4r det nu flexibiliteten kommer att bli mycket mer standard?<\/strong><br>\u2013 Ja! Att l\u00e5sa in folk i fem eller tio-\u00e5rskontrakt, funkar allt s\u00e4mre med den snabba f\u00f6r\u00e4ndringstakt vi har i samh\u00e4llet, s\u00e4ger Emelie. Vi \u00e4r vana att kunna skr\u00e4ddarsy det mesta omkring oss, s\u00e5 de traditionella l\u00e5nga kontrakten blir mer och mer otidsenliga.<br><br>\u2013 Men s\u00e5klart. Varje bolag v\u00e4ljer ju hur de vill g\u00f6ra, l\u00e4gger Emelie till. Jag tycker bara att det \u00e4r lite \u201dmissed opportunity\u201d\u2026<br><br>\u2013 Efter pandemin m\u00e4rker vi att st\u00f6rre och st\u00f6rre bolag vill sitta hos oss ocks\u00e5 p\u00e5 grund av flexibiliteten. Men att inbilla sig att efterfr\u00e5gan p\u00e5 flexibilitet och korta kontrakt kommer att f\u00f6rsvinna \u2013 det \u00e4r en orimlighet.<br><br>\u2013 Jag var i K\u00f6penhamn f\u00f6r n\u00e5gra veckor sedan p\u00e5 studiebes\u00f6k och d\u00e4r har fastighets\u00e4garna ett helt annat fokus p\u00e5 kundupplevelsen, ber\u00e4ttar Emelie. D\u00e4r ligger svenska fastighetsbranschen efter, f\u00f6r man sitter och kramar en gammal aff\u00e4rsmodell.<br><br>\u2013 D\u00e4rf\u00f6r var det ju riktigt smart av Castellum att de k\u00f6pte United Spaces, l\u00e4gger Emelie till. \u2013 Jag tror att fastighetsbranschen idag m\u00e5ste jobba med ett hospitality-lager och ett digitalt lager f\u00f6r att skapa ett attraktivt erbjudande. Det handlar om att tillgodose behoven av flexibilitet, service och omtanke. Av att se m\u00e4nniskan. De behoven kommer aldrig att f\u00f6r\u00e4ndras. S\u00e5 n\u00e4r kommer det h\u00e4nda n\u00e5got i grunden med fastighetsbranschen? <br><br>\u2013 Det bubblar nu! s\u00e4ger G\u00f6ran. Jag tror att det p\u00e5g\u00e5r stora f\u00f6r\u00e4ndringar och vi kommer se effekten under \u00e5ren som kommer nu. Nu \u00e4r det 25 \u00e5r sedan United Spaces startade. Vad t\u00e4nker ni \u00e4r det som g\u00f6r att United Spaces fortsatt st\u00e5r starkt? <br><br>\u2013 Jag tror att alla starka bolag beh\u00f6ver ha en v\u00e4ldigt tydlig kompass, s\u00e4ger Emelie. Allts\u00e5, vad \u00e4r v\u00e5rt uppdrag, varf\u00f6r finns vi? Vad ska vi skapa tillsammans? <br><br>\u2013 P\u00e5 United Spaces sitter det i ryggm\u00e4rgen. Vi skapar merv\u00e4rde f\u00f6r alla som har sin arbetsplats hos oss. Och det g\u00f6r oss hela tiden nyfikna p\u00e5 v\u00e5ra medlemmar och p\u00e5 omv\u00e4rlden.
